New Help getting sq footage of irregular shaped land

First side: 49 degrees, 2 minutes 191.32 feet
2nd side: 6 degrees, 32 minutes 206.73 feet
3drd side: 83 degrees, 28 minutes 90.22 feet
4th side: 40 degrees, 58minutes 119.50 feet

The angles should have an "N" or an "S" in front of them (north and south), and an "E" or a "W" (east or west) following them.

Also,
*Are you describing the sides in order as you go around it
*What corner are you starting at
*Are you going clockwise or counter-clockwise.

Convert irregular lot to acreage

Goodday - these are the dimensions with added details :

1st side: Beginning at SE corner at bend of E. Street, then running south 49 degrees 2 minutes West 191.32 feet to the Westerly bounds
2nd side: Then West 6 degrees 32 minutes West 206.73 feet to Southerly boundary of H. Street
3rd side: then North 83 degrees 28 minutes East along H. Street 90.22 feet
4th side: Then Along E. Street 40 degrees 58 minutes East 119.50 feet to Beginning

And it runs clockwise

Runs Clockwise - Should read -

We have a traverse calculator here. The angles have to be changed from quadrantal (east or west of north or south) to true bearings 0 - 360°. However, the figure closes to 0.15 ft (very good), and has an area of 20755.5 ft².

Final 0.01478322290641227 21° 15' 58"

Area: 20755.51988775833

Hi - excuse my ignorance - but this mean, I believe, that to get final square footage and then convert it to acreage I square 20755 Ft (20755 X 20755) and then divide result by 43560 feet. Correct? Thank you.

No, the final square footage is 20755 square feet. There are 43560 ft² in 1 acre, so about 0.48 acre.

I too need help getting sq footage of irregular shaped land

John S - you seem to be the man when it comes to getting the square footage of irregular shaped pieces of land so I am hoping you can help me. It's a lot in suburban Toronto and the dimensions are as follows:
Frontage : 44.2', N 38, 03'10"E
Right side fence line: 153.61', N43 30W
Back fence line has 2 sections - 49.9' N16 , 21'E and 56.44' N15 , 06'50"E
Left fence line: 115.89' , N67 ,43' W

Thanks for providing all the bearings and description of where the sides are.

All bearing must be converted from quadrantal to a 0-360° basis. Further, every line points two ways (180° apart) and the bearings must be described in traverse order. Taking the left front as point of beginning and proceeding CW, the following are entered into our traverse calculator:

44.91 ft, 16°21'
56.44 ft, 15°06'50"
153.61 ft, 316°30' (note the last two bearings are reversed 180°)
44.2 ft, 218°03'10"

Results:

Area: 9454.417205400721
Closure: 0.09672263214945202
Ratio: 0.00023021155929409798
The figure closes to 0.1 ft which is fairly good, and area is 9454.4 ft²
